Lightning is a sudden and powerful discharge of electricity. In the early stages of a developing storm, positive charged particles fill the upper part of the storm, and the bottom of the storm consists of negative charged particles.

Turbulence within the storm forces particles to collide with one another, causing a buildup of positive and negatively charged particles. When enough of the opposite charges build up, the energy discharges as lightning.

The saying 'lightning never strikes the same place twice' is one of the biggest myths about lightning.
