Carla Stefaniak's family filed the lawsuit Thursday in Hillsborough County, Florida.
The suit alleges that Airbnb and the Villa Le Mas resort failed to conduct a background check on the Nicaraguan security guard who is in Costa Rica illegally. He is accused of killing Stefaniak.
Authorities in the Central American country say the guard killed Stefaniak on November 28 after she returned alone to the apartment she rented through Airbnb.
Her body was found 300 yards from the resort complex.
Airbnb has since removed Villa le Mas from its rental properties website. Villa Le Mas' attorney has said the resort's owners are cooperating with investigators.
The Costa Rica trip was to celebrate Stefaniak's birthday with her sister-in-law, who went home one day earlier.
The lawsuit also claims Airbnb and the resort failed to alert customers to U.S. State Department warnings about violent crime in Costa Rica.
